Business Document Review

Property Management Fee Schedule:

1. Tenant Find / Set-Up Fee (One-Off)

One month’s rent Includes:

  • Marketing & advertising

  • Viewings & tenant selection

  • Referencing & Right-to-Rent checks

  • Drafting AST & prescribed documents

  • Deposit registration

  • Check-in coordination

 

2. Rent Collection Service:

Commission of 9% of monthly rent
Includes:

  • Arranging rent collection by standing order

  • Monthly rent statements

  • Chasing late rent payments

  • Advising on outstanding payments

  • End of tenancy checkout

  • Inventory checkout report

 

3. Full Property Management (Ongoing)

Commission of 14% of monthly rent
Includes:

  • Rent collection & arrears chasing service

  • Tenant communication

  • Repairs & maintenance coordination

  • Contractor supervision

  • Routine inspections

  • Compliance monitoring

  • Overseas landlord reporting

 

4. Inventory, Check-In & Check-Out

Charged at cost via an independent inventory clerk:

  • Inventory & Check-In: £180–£300

  • Check-Out: £120–£200

 

5. Tenancy Renewal / Re-Documentation

  • £150–£250 per renewal

  • Includes rent review advice and updated paperwork

 

6. Compliance & Certification

Arranged at cost if required:

  • Gas Safety Certificate

  • Electrical Safety Report (EICR)

  • EPC

  • Smoke & CO alarm compliance

 

7. Maintenance & Project Coordination (Optional)

  • For major works or refurbishments:
    10–15% of contractor invoice value

  • We have our own handymen and contractors so will offer discounted rates.

  • Will always quote before leaving you freedom to opt for your own contractors

 

8. End of Tenancy

  • Deposit negotiation included.

  • Re-letting subject to tenant-find fee.

 

9. Miscellaneous

  • £60 - per unoccupied property inspection (only with FPM)

  • £80 - drafting and service of notice to quit (only with FPM)

  • £100 - fast track possession application (only with FPM)

 

All fees are transparent and compliant with UK lettings legislation.
